ENCINO


A high median family income, a low population density, and a bunch of book smart college grads is what you’ll find in Encino, just west of Sherman Oaks. The inhabitants are probably all very healthy and happy too, as most of them work in the health, social and financial industries. LAUSD schools in the area are some of the most highly ranked elementary schools in the County, along with the highly respected eight private institutions, including Crespi High, a Catholic all boys school that seems to graduate a pack of future NFL and MLB athletes.
Cruise down Ventura Boulevard and you won’t find a shortage of sushi bars and nail salons in decked out strip malls. One even has a full out carousel for the kidlets. You could also pedal your way to the Encino Velodrome on Oxnard Street that has an awesome outdoor track for racing cyclists. Then when you’re ready to dial it down, Los Encinos State Historic Park is that hidden little hideaway where you can feed the ducks, tour the adobe buildings, or just hug a tree or two.

VERDICT
Encino appreciation is slow. But if you're looking to live in luxury, then Encino offers it all.
