SHADOW HILLS

One of the last remaining equestrian zoned areas, this semi-rural community is definitely more horse, and less Prius than any other SFV neighborhood. And that’s exactly how the residents of Shadow Hill like it. Twenty-five bucks will get you membership in the Shadow Hills Property Owners Association, which planted their activist roots in the 1960’s to prevent freeway offramps from cutting through the heart of their ‘hood.
With only about 1,000 people per square mile, median income is considered high for L.A. City and County, and seems to attract a nice population of veterans, presumably seeking a “country lifestyle.” You’ll have to venture into nearby Sunland for a Frappuccino, but if you’ve just had dinner at Villa Terraza and stuffed yourself with cheesy garlic bread.

VERDICT
Chatsworth isn't for everyone. It's mainly for those with horses, cash, and several decades of years under their belt. One of the quietest areas in town in terms of traffic and home value appreciation.
